On Thursday 7 November 2024, CODIC announced it has officially launched “BOTANICA – Your Office Resort”, an innovative 60,000-m2 business complex combining offices, hotel services, retail and public green space.
Strategically located in Luxembourg’s Cloche d’Or district at the intersection of France, Belgium and Germany, this next-generation project brings together workspaces, social areas and wellness features in a green, sustainable environment.
BOTANICA, set to welcome its first occupants in early 2027, consists of eight buildings offering 53,000 m2 of office space alongside amenities including a four-star “Appart Hôtel”, a sports facility, childcare, restaurants and shops. A 2.1-hectare central park with ponds and natural features will be open 24/7, providing work and leisure areas amidst lush landscaping and which is designed to promote employee well-being and collaboration.
The project aims to respect its environmental commitment, featuring a hybrid wood and low-carbon concrete structure that reduces construction-related CO₂ emissions by 30%. The park includes 2,400 m2 of rooftop solar panels, smart-building technology and community gardens, targeting top environmental certifications like Breeam, Well and Biodivercity.
Located in the thriving Cloche d’Or area, BOTANICA benefits from central public transport links, including proximity to the Howald train/TGV station and the new tram line, making it accessible for employees commuting from France, Belgium and Germany.
BOTANICA aims to align with Luxembourg’s “Luxembourg in Transition” initiative, creating functional, biodiverse urban spaces that regulate the microclimate and support the city’s sustainability goals, CODIC added. In collaboration with the Luxembourg Institute of Science and Technology (LIST), CODIC also aims to incorporate recycled materials from previous buildings on-site to reduce CO2 emissions.
Lydie Polfer, Mayor of Luxembourg City, and the Minister for Home Affairs, Léon Gloden, attended the groundbreaking event. The phased delivery of BOTANICA is scheduled for early 2027 to 2030.

SCAU Architecture added: “The project reflects our vision of a world in harmony with its territory. BOTANICA has a strong identity: a green heart within a business park. We felt it was necessary to include a diversity of uses in the story of these new offices, to encourage people to meet, share and exchange ideas. Workspaces become inhabited places, not just occupied ones. The environmental dimension, closely linked to the quality of life of users, is a key element in the design of BOTANICA.”
JNC International concluded: “BOTANICA offers a new way of perceiving our living and working environment while reconciling the city-nature dichotomy. For BOTANICA, we have identified seven ‘raw materials’ - soil, water, traffic, edges, buildings, individuals and the horizon - which we have to work with in the manner of a sculptor.”
