On Monday 12 January 2026, Luxembourg real estate portal Immotop.lu published its report on property prices in Luxembourg in the fourth quarter (Q4) of 2025.
The figures in the report are based on property listings for sale published on the Immotop.lu platform. The data is calculated over a twelve-month period to provide an in-depth analysis of changes in average prices per square metre.
In Q4 2025, the average price of properties for sale in Luxembourg stood at €8,329/m², representing a year-on-year decrease of 0.5% compared to Q4 2024 (€8,374/m²) and a quarterly decline of 2.5% compared to Q3 2025.
According to the report, energy-efficient homes continued to command a significant premium. In Q4 2025, an energy class A home cost an average of €9,302/m², down 2.4% quarter-on-quarter, while an energy class G home averaged €7,070/m², a decrease of 1.2%. This represents a price difference of €2,232/m² between the two energy classes.
Looking at regional trends, prices showed contrasting developments. Over one year, prices fell in the Centre (-0.3%), West (-2.3%), East (-3.1%) and North (-2.9%), while the South recorded an increase of 2.2%. On a quarterly basis, prices declined in all regions except the South, which saw a modest rise of 0.2%. The sharpest quarterly decreases were recorded in the Centre (-2.0%) and North (-2.3%).
The price gap between energy-efficient and less efficient homes also varied by region. In the Centre, energy class A-C properties averaged €10,422/m², compared to €9,125/m² for class F-G, a difference of €1,297/m². In the South, the gap was widest at €1,700/m², while differences of €997/m² in the West, €1,047/m² in the East and €958/m² in the North were also observed.
In Luxembourg City, the average price per square metre fell to €11,861/m² in Q4 2025, marking a quarterly decrease of 3.4%. The most expensive districts remained Neudorf-Weimershof (€13,279/m²), Belair (€13,169/m²) and Merl (€12,346/m²). At the more affordable end of the scale were Weimerskirch (€8,627/m²), Cents (€9,127/m²) and Dommeldange (€9,320/m²).
