
On Thursday 3 October 2025, Luxembourg real estate portal Immotop.lu published its report on property prices in Luxembourg in the third quarter (Q3) of 2025.
The figures in this report are based on property listings (for sale) published on the Immotop.lu platform. The data is calculated over a twelve-month period to allow for an in-depth analysis of the evolution of average prices per square metre.
In Q3 2025, the average price of properties for sale in Luxembourg stood at €8,545/m², representing an increase of 0.7% compared to the previous year (€8,488/m² in Q3 2024) and a slight rise of 0.1% from the previous quarter.
According to the report, an energy class G home cost an average of €7,154/m², while an energy class A home reached €9,527/m². This represents a difference of €2,373/m² and reflects a rise of 0.5% and 1% respectively compared to Q2 2025.
Looking at the different regions of Luxembourg, the trends were mixed. Over one year, prices rose by 0.2% in the Centre and 1.6% in the South, but fell by 3.9% in the West, 0.3% in the East and 0.6% in the North. On a quarterly basis, prices increased by 0.5% in the Centre, 0.3% in the South and 0.8% in the North, while they fell by 0.2% in the West and 0.5% in the East.
The average prices per square metre by energy class were: €10,479/m² (class A-C) and €9,180/m² (class F-G) for the Centre; €7,187/m² (class A-C) and €6,361/m² (class F-G) for the West; €7,242/m² (class A-C) and €6,177/m² (class F-G) for the East; €7,788/m² (class A-C) and €6,182/m² (class F-G) for the South; and €6,055/m² (class A-C) and €5,196/m² (class F-G) for the North.
In Luxembourg City, the average price per m² rose to €12,278/m² in Q3 2025 - an increase of 0.7% compared to the previous quarter. The most expensive districts of the capital remained Belair (€14,566/m²), Neudorf-Weimershof (€13,475/m²) and Merl (€12,501/m²). By contrast, Weimerskirch (€8,598/m²), Domeldange (€9,303/m²) and Cent (€9,469/m²) were the most affordable districts.
