Luxembourg real estate advertising site Immotop.lu has published statistics relating to the evolution of the real estate supply in Luxembourg City in 2022.

According to Immotop.lu, the number of residential real estate (houses and apartments) advertisements in Luxembourg City increased by 38.1% between the first and last quarters of 2022. Luxembourg's old town, the Ville Haute district, represented 15.8% of the housing supply in the capital, followed by Belair with 15.2% of the total supply. Developing districts such as Gasperich and Kirchberg were also among the top four, representing 8.6% and 8.4% respectively of the housing supply in Luxembourg City in 2022. These four districts alone represented nearly 48% of all residential property advertisements in the capital.

The districts of Pulvermühl and Grund, for their part, had the smallest quantity of real estate advertisements available in 2022 with only 0.1% and 0.3% of the capital's supply. Other districts also represented less than 1% of the capital's housing supply last year, such as Pfaffenthal (0.7%), Clausen (0.7%) and Hamm (0.8%).

Moreover, 60% of advertisements published for the capital in 2022 were those for properties put up for sale whilst 40% concerned properties to rent. Nevertheless, certain districts saw more advertisements for rental properties, such as the districts of Hollerich (62.2%), Gare (61.9% ), Limpertsberg (55.3%), Merl (55.9%) and Mühlenbach (53.2%).

The number of residential advertisements put up for sale in the capital constantly changed over the four quarters of 2022. The year ended with an increase in supply of 54.4% between the first and last quarters. Belair represented 17.5% of the residential real estate supply for sale, followed by Ville Haute with 14.9%. Cents marked the biggest development in the supply of sales during the year with an increase of 392.1% between the first and last quarters of 2022. Supply in Ville Haute similarly increased by 170.9% between the first and last quarters.

Throughout 2022, the districts of Mühlenbach, Weimerskirch and Hollerich were those with the fewest properties for sale with 1.0%, 1.8% and 1.8% respectively of the real estate supply in the capital. The district of Belair marked the biggest decline in residential supply for sale with a drop of 41.4% between the first and last quarters of 2022. The districts of Dommeldange and Weimerskirch also witnessed a decrease in properties for sale, down 17.0% and 9.5% respectively.

The number of residential advertisements for rental properties in the capital also increased during the year but more moderately than properties for sale. Between the first and fourth quarters of 2022, the capital saw its residential rental property stock increase by 16%. The Ville Haute district represented 17.3% of this supply, followed by Belair with 11.6%. Kirchberg marked the biggest development in supply during the year with an increase of 111.3% between the first and last quarters of 2022.

The districts of Pulvermühl, Hamm, Grund, Pfaffenthal and Weimerskirch represented the districts with the fewest properties to rent with only 0.1%, 0.5%, 0.5%, 0.7% and 0.9% respectively of the rental property supply in the capital. The Bonnevoie-Verlorenkost district marked the biggest decline in residential rental supply with a drop of 39.1% between the first and last quarters of 2022.
