The average rent per square metre (m2) of residential apartments and houses in Luxembourg increased by 28% between 2018 and 2021, data compiled from the Housing Observatory of the Ministry of Housing has shown.
The average rent in 2021 was €31.35 per m2, representative from 20,208 real estate advertisements published in daily and specialised press as well as on the real estate portal immotop.lu, while average rent in 2018 was €24.49 per m2 (12,917 advertisements).
In theory, a standard two-room apartment of 80 m2 floor area cost around €2,508 to rent per month in 2021, compared to €1,959 in 2018; an increase of €549 in three years.
Of the 102 municipalities across the Grand Duchy, 40 had at least 30 advertisements for rent of residential properties in the calendar years 2018 and 2021 each, for which the average rent increase is shown in percentages. Excluding Niederanven, which is the only municipality with a decrease in advertised rents (down 9.9%) from 2018 to 2021, all other municipalities have recorded an increase.
Leudelange municipality recorded the highest increase at 113.4%, from €20.94 per m2 in 2018 to €44.68 per m2 in 2021. The number of advertisements of rental properties in Leudelange also increased from 49 in 2018 to 108 in 2021.
Four other municipalities recorded over 50% increases in rents between 2018 and 2021, namely Mondercange (up 54.4%), Esch-sur-Alzette (up 56.0%), Sandweiler (up 65.0%) and Mamer (66.6%).
Of the 45 municipalities for which the average advertised rents were available for 2021 (at least 30 advertisements), fourteen municipalities had prices between €15 and €20 per m2, 22 municipalities had prices between €20 and €25 per m2, three municipalities had prices between €25 and €30 per m2 and the remaining six had prices quoted above €30 per m2.
However, in Luxembourg-ville, at an average rent advertised at €35.58 per m2 and accounting for a lion's share of all advertisements at 12,353 (61.1%) in 2021, the national average of advertised rents was €31.35 per m2.
The next highest number of advertisements were recorded in Esch-sur-Alzette (1,257), Hesperange (711) and Strassen (599).
In absolute terms, 94 advertisements in Bissen in 2021 quoted on average €1,895 as rent per month, closely followed by Sandweiler (€1,860, 73 advertisements) and Contern (€1,812, 139 advertisements).
