On Monday 31 March 2025, Luxembourg real estate portal Immotop.lu published its report on property prices in Luxembourg in the first quarter (Q1) of 2025.

The figures in this report are based on property listings (for sale) published on the Immotop.lu platform. The data is calculated over a twelve-month period to allow for an in-depth analysis of the evolution of average prices per square metre.

In Q1 2025, the average price of properties for sale in Luxembourg was €8,373/m2, marking a decrease of 5.1% compared to the previous year (€8,818/m2 in Q1 2024). After several consecutive quarters of decline, the average price has steadied, showing no decline (0%) compared to the previous quarter (€8,373/m2 in Q4 2024).

Immotop.lu noted that the market remains "sensitive to energy efficiency criteria”. In Q1 2025, an energy class G home cost an average of €7,156/m2, while an energy class A home reached an average price of €9,237/m2. This represents a difference of €2,081/m2 and a drop of 2.4% and 0.4% respectively from Q4 2024.

Looking at the different regions of Luxembourg, the price decline continued (almost) everywhere except the North, which recorded an increase: prices in the Centre fell by 6.4% over one year but rose by 0.1% over one quarter; those in the West fell by 5.6% and 1.2%, respectively; those in the South dropped by 2.5% and 0.5%, respectively; prices in the East dropped by 0.4% over one year but rose by 0.8% over one quarter; in the North, prices rose by 5.2% over one year, but dropped 0.7% over one quarter.

The average prices per square metre according to energy class were respectively: €10,411/m2 (class A - C) and €9,107/m2 (class F - G) for the Centre, €7,343/m2 (class A - C) and €6,364/m2 (class F - G) for the West, €7,702/m2 (class A - C) and €6,295/m2 (class F - G) for the South, €7,356/m2 (class A - C) and €6,549/m2 (class F - G) for the East and €5,845/m2 (class A - C) and €5,029/m2 (class F - G) for the North. Immotop.lu recalled the importance of taking into account local specificities in the analysis of the real estate market.

In Luxembourg City, the average price per m2 fell again, to reach €12,106/m2 in Q1 2025 - a decrease of 1% compared to the previous quarter. The most expensive districts of Luxembourg City (for property) were Belair (€14,489/m2), Gasperich (€12,787/m2) and Kirchberg (€12,542/m2). On the other hand, Hamm (€9,760/m2) and Beggen (€9,124/m2) were the most affordable districts in Luxembourg City.
