On Thursday 9 July 2026, Luxembourg real estate portal Immotop.lu published its report on property prices in Luxembourg in the second quarter (Q2) of 2026.

The figures in the report are based on property listings for sale published on the Immotop.lu platform. The data is calculated over a twelve-month period to provide an in-depth analysis of changes in average prices per square metre.

In Q2 2026, the average price of properties for sale in Luxembourg stood at €8,111/m², representing a year-on-year decrease of 5.0% compared to Q2 2025 and a quarterly decline of 0.8% compared to Q1 2026. The report noted that this confirms the continuation of the market adjustment observed over recent quarters, although the pace of the correction has moderated.

According to the report, energy-efficient homes continued to command a significant premium. In Q2 2026, an energy class A property cost an average of €9,049/m², down 0.6% compared to the previous quarter, while an energy class G property averaged €6,894/m², a decrease of 1.1%. This represents a price difference of €2,155/m² between the two energy classes.

Looking at regional trends, the report highlighted an increasingly segmented market. Over one year, prices declined in the Centre (-5.6%), West (-2.6%), South (-2.0%) and East (-1.3%), while the North (+0.9%) was the only region to record annual growth. On a quarterly basis, prices fell in the Centre (-1.7%), South (-1.0%) and West (-0.7%), while the East (+0.4%) continued to stabilise and the North (+6.0%) recorded the strongest growth, which the report attributed to a recovery following previous market corrections. According to Immotop.lu, buyers are increasingly prioritising affordability, value for money and the attractiveness of individual municipalities.

The price gap between energy-efficient and less efficient homes also varied by region. The difference reached €1,518/m²in the North, €1,517/m² in the South, €1,302/m² in the Centre, €1,035/m² in the East and €628/m² in the West. The report noted that these differences reflect the growing importance of energy performance in buyers' purchasing decisions.

In Luxembourg City, the average price per square metre stood at €11,294/m² in Q2 2026, marking a quarterly decrease of 2.4%. Despite this decline, property prices in the capital remained well above the national average. The most expensive districts were Belair (€12,578/m²), Rollingergrund (€12,377/m²) and Neudorf-Weimershof (€12,304/m²). At the more affordable end of the ranking were Weimerskirch (€9,137/m²), Cents (€8,845/m²) and Dommeldange (€8,996/m²).

The report noted that the latest figures reflect a market that continues to adjust gradually, with energy performance remaining a key factor in property values and regional differences becoming increasingly pronounced as buyers focus on affordability and value for money.
